30 Days of 3.0 – Day 7: No Prior Tenant
We’re at the end of the first week of our “30 Days of 3.0” series. Yesterday we talked about how you can model rental increases from a point somewhere in the middle of the lease. Today, we’re going to talk about our final change to how we handle prior leases.
When you’re going through this thought process about “what happens to any leases before this one,” you naturally get to the question “well, what if there isn’t one?” With the old system, we didn’t have a good answer. But since we already broke out the “Is Contractual?” field to handle last rental increases, we added another option called “No Prior Tenant.”
As you might expect, this option simply says, do not create any leases before this one. This works great for situations where the unit didn’t exist before the current lease, or was maybe occupied by an owner or employee.
This feature opens up the opportunity for us to also handle new construction projects, but we’ll talk about that in a few days.
